Cap Rate

Cap Rate
or Capitalization Rate, the ratio between the annual cash flow produced by an asset and its capital cost; for a building this is net operating income divided by price. Cap rates measure how quickly an investment pays for itself in terms of the cash flows it generates and are also used in determining property valuation.
